Where WestWing Mountain Is
WestWing Mountain sits in north Peoria (ZIP 85383), along Lake Pleasant Parkway near the Loop 303. Many homesites are tucked into the hillsides, so you'll find mountain views, desert washes, and city-light views from a lot of streets. Lake Pleasant Regional Park is a short drive north.
The Community at a Glance
- Master-planned: roughly 1,300 acres, planned in the late 1990s, with most homes built in the 2000s.
- Homes: mostly single-family, from production homes to larger semi-custom homes on hillside and view lots.
- HOA: the association maintains common areas and enforces architectural and design standards, including protections for views and streetscapes.
Mountain Preserve and Trails
A mountain preserve of roughly 300 acres wraps around the community, and a network of paths and trails connects the neighborhoods. The WestWing Mountain loop is popular with walkers, runners, and dog owners, especially at sunrise.

Community Amenities
WestWing Mountain includes a community park and recreation center along with neighborhood play areas and sports courts. Amenity access and HOA dues vary by neighborhood, so ask for the current details on the specific home you're considering.
Paloma Community Park, Right Next Door
Peoria's Paloma Community Park opened in October 2020 on Lake Pleasant Parkway at Dixileta Drive, at the foot of WestWing Mountain. The first phase covers about 85 acres and includes:
- A community fishing lake stocked through Arizona Game and Fish
- Baseball and softball diamonds plus multipurpose fields
- A 3-acre off-leash dog park
- Four pickleball courts
- An inclusive playground and a splash pad
- Picnic ramadas and looping walking paths
The city has also planned future trailheads connecting the park to the WestWing Mountain Preserve.
Lake Pleasant
Head north on Lake Pleasant Parkway and you'll reach Lake Pleasant Regional Park, open year-round for boating, fishing, swimming, and camping.
Getting Around
Lake Pleasant Parkway and the Loop 303 are the main routes in and out. Commutes toward central Phoenix usually include a stretch of surface streets before you reach the Loop 101 or I-17, so drive your route at rush hour before you commit.
Thinking About Buying in WestWing Mountain? Check These Five Things First
- HOA dues and design rules. Ask for the total dues, including any neighborhood sub-association, and review the architectural guidelines before you plan changes.
- Hillside lot details. On view lots, look at drainage, retaining walls, and driveway slope.
- Age of major systems. Many homes here were built in the 2000s. Find out the age of the roof, AC units, and water heater.
- Solar. If the home has solar panels, confirm whether they're owned or leased. A lease transfers to you and affects your loan approval.
- Your commute. Test the drive to work at the times you'll actually be driving it.
