Alamar is one of Avondale's newest master-planned communities, built by Brookfield Residential in the shadow of the Sierra Estrella Mountains. If you're relocating to the West Valley and want newer construction, or you already own in Alamar and want to know what your home is worth, this guide covers what the community offers and what to check before you buy or sell.

Where Alamar Is

Alamar sits in south Avondale (ZIP 85323), along El Mirage Road between Lower Buckeye Road and Southern Avenue. Downtown Phoenix is about 18 miles east, and Estrella Mountain Regional Park and the Goodyear and Buckeye areas are a short drive away.

The Community at a Glance

  • Master-planned: roughly 1,150 acres, with groundbreaking in 2019 and the first homes opening around 2020.
  • Size: planned for up to about 3,700 homes when complete.
  • Builders: Brookfield Residential is the master developer, and several other builders have offered homes in Alamar's neighborhoods.
  • Homes: mostly newer single-family homes, with both new construction and early resales available.

Alamar Park: The Heart of the Community

The City of Avondale's 40-acre Alamar Park opened in October 2022 at 4155 S. El Mirage Road. It's a regional park built into the community, with:

  • A fishing lake and lakeside picnic ramadas
  • Baseball, softball, and soccer fields
  • Tennis courts and four pickleball courts
  • Playgrounds and a splash pad
  • An amphitheater and event lawn
  • A dog park and an outdoor gym

Resident Amenities

Beyond the city park, Alamar residents have access to the private Hay Moon Park and Pool, with a community pool, sports field, covered play area, ramadas, and an outdoor kitchen. Neighborhood parks with playgrounds, grills, and shaded seating are spread throughout, connected by walking paths. Amenity access and HOA dues can vary by neighborhood, so ask for the current details on the specific home you're considering.

What Homes Cost in Alamar (Fall 2026)

Here is what we are seeing on the ground as of fall 2026:

  • New construction: builder move-in-ready homes are listed at roughly $440K to $490K. A recent new-build 4-bedroom of about 1,800 sq ft closed in the low $430s in August 2026.
  • Resales: smaller 3-bedroom homes list around $400K, while larger 4-bedroom homes over 2,900 sq ft are in the mid-$500s.
  • Overall: most homes trade between about $400K and $560K, with the bulk of sales in the $430s to $480s.
  • Compared with Avondale: the citywide median is about $413K, so Alamar runs a bit above the city as a whole.

Alamar by the Numbers: Last 90 Days

From our ARMLS search of closed sales in Alamar subdivisions, August 2 to October 30, 2026 (new construction and resale combined):

  • 29 homes sold
  • $460,000 median sold price
  • 73 days average on market (66-day median)
  • The typical home sold about 1% below its final asking price
  • 65 homes were active for sale, and 28 builder listings advertised financing or closing-cost incentives

Recorded sale prices don't reflect builder incentives like rate buydowns or closing-cost credits, so the effective cost of two homes at the same price can be very different. We can walk you through the current offers side by side.

Why Buyers Choose Alamar, and Why Some Don't

Why buyers choose it: Alamar is a newer master-planned community with builders such as Lennar, Pulte, Richmond American, Taylor Morrison, Shea Homes, and Landsea Homes alongside Brookfield, plus city and resident amenities. New-build pricing here is often lower than comparable new homes in Goodyear, and builder rate buydowns have been a major draw.

Why some pass: lots are on the smaller side, with some around 5,600 sq ft. There are HOA dues and possibly a special taxing district to factor in, and parts of the community are still under construction.

Getting Around

Alamar's main roads run north to I-10, the primary route toward downtown Phoenix and the rest of the Valley. Rush-hour traffic on I-10 can add real time to a commute, so drive your route at the hours you'll actually travel before you commit.

Relocating to Alamar? Check These Things First

  1. HOA dues and what they cover. Get the total, including any neighborhood association, and confirm pool and amenity access.
  2. Special taxing districts. Ask whether the home sits in a community facilities district (CFD) or similar assessment, which shows up on the property tax bill on top of the base rate.
  3. Lot size. Many lots are compact. If you want room for a pool or RV parking, filter for larger lots early.
  4. New build vs. resale. Builder incentives can be strong, but a resale may already include landscaping, window coverings, and appliances, which add up fast on a new build.
  5. Builder warranty. On a home a few years old, find out what's left on the builder warranty and whether it transfers.
  6. Solar. If the home has solar panels, confirm whether they're owned or leased. A lease transfers to you and affects your loan approval.
  7. Your commute. Test the drive to work on I-10 at rush hour.

Selling a Home in Alamar

Your resale competes directly with builders who are still selling new homes nearby, often with rate buydowns, paid closing costs, and appliances included. Homes here averaged 73 days on market over the last 90 days, and buyers compare your price to those all-in offers, so pricing against the right comparable sales, and showing what your home already includes (landscaping, window coverings, upgrades, a finished backyard), makes a real difference in how fast it sells and for how much.
